What Is Electrical Design-Build?
Electrical design-build is a project delivery method in which one electrical contractor designs the electrical system and then installs it, under a single contract. Instead of waiting for a finished set of electrical drawings to bid, the owner or general contractor brings the electrical contractor in early, and the design is developed around the project’s budget, schedule and how the space will actually be used.
In a traditional design-bid-build project, a separate design team completes the drawings first and contractors bid on them afterward. In design-build, the people who will install the system help shape it, so design decisions are made with installation, cost and inspection in mind, and one party answers for both.
What Our Design-Build Electrical Service Covers
Every project is different. A design-build electrical scope with Left Coast Electric can include:
Project discovery
Reviewing the owner’s goals, how the space will be used, the equipment it needs to power, existing conditions, budget and schedule.
Electrical design and layout
Our in-house project engineer designs the power, lighting and distribution layout for the space, working with the architect and general contractor so the electrical fits the project.
Service and distribution planning
Planning the electrical service and distribution the building needs to support its equipment loads.
Low-voltage and access control
Carrying low-voltage, data and access-control work in the same scope as the electrical, with one contractor responsible for both (see access control systems).
Preconstruction budgeting and value engineering
Pricing the design as it develops and looking for ways to control cost without giving up performance (see pre-construction electrical and value engineering).
Installation, inspection and closeout
Building the work with our own licensed crews, coordinating inspections, and closing out the project.
How Design-Build Works With Left Coast Electric
1. Discover
We meet with the owner, tenant or general contractor to understand the project: the use of the space, equipment, existing electrical service, budget and target schedule.
2. Design
LCE’s in-house project engineer designs the electrical and low-voltage systems, working with the architect and general contractor so the layout works for the space and for the build. The same LCE team that designs the work will install it.
3. Price and plan
We price the design, refine it with the project team where cost or schedule needs it, and plan the work so the project is ready to move into construction.
4. Build and close out
Our licensed crews install the work, coordinate inspections and close out the electrical and low-voltage scope.
Design-build and preconstruction go hand in hand. If your project already has drawings and you need budgeting, constructability review or value engineering before bid, see our pre-construction electrical and pre-construction low voltage services.
Who Electrical Design-Build Is a Good Fit For
- Owners and tenants with a commercial space and a concept, but no finished electrical drawings yet.
- General contractors who want an electrical partner involved before the electrical design is locked in.
- Specialized uses such as entertainment, hospitality and other spaces with equipment-heavy or unusual power, lighting and low-voltage needs.
- Tenant improvements where an existing space is being converted for a new use (see tenant improvement electrical).
- Teams that want one point of accountability for both the electrical design and the installation.

Yes. Left Coast Electric can carry electrical and low-voltage work under one design-build scope. At Links 52 Golf Club & Social in Upland, CA, a design-build full tenant improvement, and at the DV Contractors office in Orange, CA, LCE handled both the electrical and the low-voltage work.

LCE has completed 50+ projects in total; see leftcoastelectric.com/projects/.
Who is electrical design-build a good fit for?
Design-build suits owners, tenants and general contractors on commercial and industrial projects where the electrical design is not finished yet, where the space has specialized power, lighting or low-voltage needs, or where the team wants one contractor responsible for both design and installation.
