TI Electrical That Keeps the Critical Path Clear
A tenant improvement has no slack built in. The lease start date is fixed, the tenant has already ordered furniture or kitchen equipment, and five trades are in the same suite at once. The electrical scope runs through most of it: it starts at demo and make-safe, carries through rough-in and inspection, and ends with trim, equipment hookups and the final walk. When the electrician falls behind, everyone else does too.
Left Coast Electric is a licensed commercial electrical contractor (CA #1105569) based at 433 S Cataract Ave in San Dimas. From there we reach both the Inland Empire to the east and Orange County to the south. Since our founding in 2023 we have completed 50+ projects across Southern California, and tenant improvements are a core part of that work.
Real TI Work in Orange County
North Italia, Brea. This was a full restaurant tenant improvement built with Levica Builders as general contractor and finished in January 2026. Restaurant TIs are some of the most demanding in commercial work: dense kitchen equipment circuits, hood and exhaust coordination, dining-room lighting scenes, POS and data drops, and a hard opening date. North Italia, Mission Viejo. A second North Italia restaurant TI in south Orange County is nearly complete.
Moreno Valley warehouse. In the Inland Empire we delivered electrical for a Moreno Valley warehouse with KPRS as general contractor, the kind of large-format industrial space that IE tenants keep moving into. See all projects →

How We Work with GCs and Property Managers
- Plan review and clarifications. We read the set, flag conflicts early and submit RFIs before they turn into change orders.
- Pricing and value options. You get a clear bid, plus value-engineering alternates where they make sense.
- Material and lead-time planning. We identify long-lead gear such as switchgear and specialty fixtures up front.
- Phased installation. We work around other trades, and after hours when the building is occupied.
- Inspection and closeout. We walk inspections with the superintendent and close out the punch list.
Bring us in at pre-construction or bid. The earlier we see the drawings, the fewer surprises there are in the field.
Frequently Asked Questions
Do you work in occupied office or retail centers?
Yes. Phased and after-hours work is routine for TI in occupied buildings, and we coordinate shutdowns with property management in advance.
Will you coordinate directly with our general contractor?
Yes. Site meetings, RFIs and schedule updates are part of how we run every TI. On North Italia Brea we worked directly with Levica Builders through completion.
What license do you hold in California?
California license #1105569. We are bonded and insured. We’re also licensed in Arizona (#ROC 352637) and Nevada (#0095572).
Can you handle industrial TI as well as restaurant and office?
Yes. Warehouse distribution, high-bay lighting and equipment power are part of our work, including our Moreno Valley warehouse project.
